if you can afford to pay yourself to invest in ASB better you do that way rather than taking other loan to invest.

peter - this one, best check at your nearest Maybank or RHB bank :)

but if just based on simple calculation, at example of 7.5% dividend you'll get about rm3750 in dividend for 50k loan. divide that by 12, you'll get about Rm312. that would be the point where you'll break even - but of course, this is purely simple calculation la - ask the bankers better :)

Let say i want to take a 50k loan, at the current interest rate, how long is the min loan tenure i must commit with the condition that my yearly div at 8% is more than the yearly installment?

calculation based on savings of 700/month, and 10% dividend. remember it's calculated prorated, here goes:
all figures show at the end of the month
Jan 2008 - RM700
Feb 2008 - RM1400
Mac 2008 - RM2100
Apr 2008 - RM2800
May 2008 - RM3500
Jun 2008 - RM4200
Jul 2008 - RM4900
Aug 2008 - RM5600
Sep 2008 - RM6300
Oct 2008 - RM7000
Nov 2008 - RM7700
Dec 2008 - RM8400

So Jan 2009 - here's the calculation for dividend:
for Jan 2008 - (700x10%x12)/12)= 70- full year hence 12 over 12
for Feb 2008 - (1400x10%x11)/12)= 128 - 11 months hence 11 over 12
for Mac 2008 - (2100x10%x10)/12)= 175 - 10 months hence 10 over 12

do it in Excel then u'll see what i'm trying to tell you :)

"salam ,hi adymfi.
nak tanyalah sikit,
dah lama dengar loan asb nie, tapi tak berani nak on takut tak berjaya, tunggu punya tunggu dah umuk 32 dah. boleh ke on lagi, kalu bulih tolong tunjukkan cara kira2nya. terima kasih"

Salam jugak yeamat..
32 tu kira muda lagi.. belum terlambat.. you boleh buat loan lebih kurang 20 tahun untuk saving dalam ASB.

Nak kira2 tu susah jugak kalau takde figure. You nak buat loan ASB berapa K?

Happy investing :)

Hi MUads,

jangan jual saham asb awak yg tahun 2005.

dah tinggal 16 tahun je lagi.
cuba awak tgk ,kalau awak buat loan yg baru untuk 16 tahun lagi lagi mahal dari yg awak buat yg pertama yg berbaki 15 tahun...

itu je awak dah boleh perasan...
teruskan pinjaman sebab bonus dia dah masuk 4 tahun.kalau awak buat baru bonus dia kira 1 tahun je..

awak dah rugi masa, kena bayar lagi mahal untuk 16 tahun, dan bonus awak cuma dapat 1 tahun je..

jgn jual,dan buat baru..teruskan je...

hi muadz,
thanks for dropping by. If you read my point 3, u'd see that i withdraw from the original plan and took a new scheme.

my first loan was in 2005, and i took the new loan in 2007. yes - you'll get back the capital and insurance that you paid earlier.

you've got to decide for yourself if it's worth it. i took rm100k loan at that time, and by the time i withdraw from the original scheme, it was alread 2 yrs (and i already took 2 times dividend + bonus). Average at that time was about 8k/year, so i already have about RM16k in dividend. i'm not really sure how much was the capital refunded back to me.

so when you calculate whether it's worth it, include the dividend that you have already got earlier as well and not solely on the capital that'll be redeem back. My advise is the same with ur friend at the bank - withdraw and take new loan :)

but then again, it's up to you lah :P

salam. hi ashotiwoth. need ur advice.

i have taken an asb loan in dec 2005 for 50k, 20yrs. monthly repayment now is rm378. but the package back then offered quite a high interest rate especially compared to now. so my friend at the bank advised me to redeem & take back the capital. then maybe i can apply for a new loan or something.

my question is, is it advisable to redeem after i have been paying the interest (abt 10k), get back the capital (only 4k) & replace it with a new loan?

or should i just let it run the whole 20yrs, and just take up a 2nd loan (if i want to increase my investment)?

thanks
